About this chart
AED per square foot, the median of every residential sale (flats and villas, off-plan and ready) registered with the Dubai Land Department in each month of 2026. It tracks what Dubai homes actually sold for, not what they were listed at.
The line runs to 16 October 2026. Oct 2026 is drawn dashed because the month is not complete and late registrations will still change it. The dotted vertical line marks the first week of March 2026, when the war reached Dubai.
The figures in the header compare the latest three complete months with January and February, the last two months before the war. Full method

The year so far
Dubai home sales in 2026, in plain numbers
Jan 2026 to Sep 2026. Every number is a sale registered with the Dubai Land Department. "Before the war" means January and February 2026; "now" means Jul to Sep 2026, the latest three complete months. Tap an i for what a figure means.
i
Homes sold a month
Flats and villas registered as sold with the Dubai Land Department, averaged over Jul to Sep 2026. Before the war, in January and February, it was 14,280 a month.
Only sales are counted, not mortgages or gifts. The small bars are the months of 2026; the grey ones are January and February, before the war.
i
Price of a square foot
Take every home sold from Jul to Sep 2026, work out what each buyer paid per square foot, and pick the one in the middle: half paid more, half paid less. That middle price, the median, was AED 1,689. Before the war it was AED 1,772.
Per square foot, so a small flat and a big villa can be compared fairly. At AED 1,689 a square foot, a 700 square foot one-bedroom flat costs about AED 1.18 million.
i
Bought off-plan
Off-plan means buying a home from the developer before it is finished, usually paying in instalments while it is built. Ready means a finished home, bought from its owner.
74 of every 100 homes sold from Jul to Sep 2026 were off-plan, against 72 before the war. New homes from developers held up better than resales after the war.
i
Money spent on homes
Add up the price of every home sale registered from Jan 2026 to Sep 2026: AED 212 billion across 105,662 sales.
The bars are the months. The total fell after the war because fewer homes sold, not because each one was much cheaper.
What sold i
What sold in 2026
Shares of all 105,662 home sales registered from Jan 2026 to Sep 2026. Off-plan and ready add up to 100; so do flats and villas.
The typical price is the median: line up every sale from cheapest to dearest and take the one in the middle. Half of homes sold for more, half for less.

Dubai property prices
How this index is built
Six choices sit behind every point on the chart. Each one decides what the line can answer and what it cannot.
Price per square foot, not price
A median sale price climbs whenever bigger homes happen to sell. Dividing by area removes that, so the line only moves when the price of space moves.
The median, not the average
One penthouse pulls an average upward and holds it there. The median is the sale in the middle of the month, and a handful of trophy deals cannot move it.
Registered sales, not listings
Every point is a transfer registered with the Dubai Land Department at the price actually paid. Asking prices on the portals are what sellers hope for.
Off-plan and ready, flagged apart
Launches register as new stock in good locations and price above the resale market. The two are shown separately so a launch wave in one community is not read as a price rise.
Duplicates and outliers removed
Repeated registrations of one sale, units under 160 square feet, prices under AED 150,000 and anything outside AED 300 to 12,000 per square foot are left out.
A baseline before the war
January and February 2026 are the last two months before the war reached Dubai. Every change on this page runs from there to the latest three complete months.
Source: Dubai Land Department open data, Transactions dataset, downloaded 16 October 2026: 172,731 registrations in the export, 110,961 residential sales used after filtering. Prices are not adjusted for the mix of what sold. Rebuilt every Sunday night from the Land Department's latest data, so the current month fills in as registrations arrive; the next edition adds rents and gross yields from the Land Department's rent contracts. From the research
Searches for Dubai property from Britain have halved since the war. Sales fell by a quarter.
Google searches for Dubai property from the UK are running at 44 per cent of their winter level. Land Department registrations are down 25 per cent and the median price per square foot 4.7 per cent. The gap between the two is the story.
British buyers stopped asking how to buy and started asking whether prices are falling
UK searches for "how do I buy" fell to a third of their winter level. Searches for Dubai property prices went up 144 per cent, property news doubled, and "prices falling" rose four to five times.
Americans trade the Palm for Business Bay
US searches for Dubai property fell less than British ones, and they moved. Business Bay, Silicon Oasis, Damac Hills and International City rose by a third or more while the Palm and the Marina halved.
Residents dropped the Palm and kept the suburbs
Searches made from inside the UAE held at three quarters of their winter level, far better than any foreign market. But the mix moved: Palm Jumeirah lost three quarters of residents' attention while Dubai Hills, Downtown and the family communities held.
