British buyers stopped asking how to buy and started asking whether prices are falling
UK searches for "how do I buy" fell to a third of their winter level. Searches for Dubai property prices went up 144 per cent, property news doubled, and "prices falling" rose four to five times.
The most useful thing in a year of search data is not the volume. It is the change in the question. Between the winter and the summer, British buyers of Dubai property changed what they asked Google, and the change tells you exactly what they need to hear from an adviser.
Before the war the typical UK question was practical: how to buy property in Dubai, can a foreigner buy, how much money do I need, how do mortgages work. Those questions fell to 34 per cent of their winter level. In their place came the market questions. Searches for "dubai property prices" went from 355 a month to 867. "Property market dubai" doubled. "Dubai property news" went from 182 to 397. "Dubai property prices falling" rose from about 10 a month to 43, and "dubai real estate index" from 8 to 197.
UK phrases that grew while the market fell
- dubai property prices: 355 to 867 a month (+144%)
- property market dubai: 340 to 677 (+99%)
- dubai property news: 182 to 397 (+118%)
- dubai real estate index: 8 to 197
- dubai property prices falling: 10 to 43
- property for sale in dubai for foreigners: 25 to 60 (+140%)
The crash questions did not grow in Britain as they did in America, but they did not fall either: the cluster of crash, bubble, falling and risk searches held at 96 per cent of winter while everything around it halved. The British buyer who is still here is a careful one.
What the prices actually did
The answer to the question they are asking is on the index page, and it is less dramatic than the search suggests. Across all residential sales registered with the Land Department, the median price per square foot was AED 1,772 in January and February and AED 1,689 from July to September, a fall of 4.7 per cent. Villas fell more than flats, 13 per cent against 3 per cent, and the trophy districts moved most: the Palm's median fell 16 per cent and Business Bay's 20 per cent, while Dubai Marina's slipped only 4 per cent. Independent valuers put the quarterly falls at 3.8 per cent in the first quarter and 4 per cent in the second.
So the honest answer to "are Dubai property prices falling" is: yes, modestly, unevenly, and mostly where the most speculative buying had been. That is the sentence every first conversation with a British buyer should now begin with, because it is the sentence they are searching for.

Searches for Dubai property from Britain have halved since the war. Sales fell by a quarter.
Google searches for Dubai property from the UK are running at 44 per cent of their winter level. Land Department registrations are down 25 per cent and the median price per square foot 4.7 per cent. The gap between the two is the story.
Americans trade the Palm for Business Bay
US searches for Dubai property fell less than British ones, and they moved. Business Bay, Silicon Oasis, Damac Hills and International City rose by a third or more while the Palm and the Marina halved.
Residents dropped the Palm and kept the suburbs
Searches made from inside the UAE held at three quarters of their winter level, far better than any foreign market. But the mix moved: Palm Jumeirah lost three quarters of residents' attention while Dubai Hills, Downtown and the family communities held.
Nobody publishes a Dubai price index written for buyers. So here is one.
Searches for a Dubai real estate index rose from almost nothing to hundreds a month in three countries after the war. The Land Department publishes every sale. This index joins the two, community by community, every month.
