Buying property in Dubai from the UK
What a Dubai home costs in pounds this month, what HMRC will want, how you buy from the UK without flying out, and where British buyers are actually looking. Prices are medians of registered sales, not asking prices, updated weekly.
This month, from the register
Currency figures are indicative conversions at the rates stated; the dirham figure is the one that counts.
Why British buyers come to Dubai
Britons are the largest foreign group searching for Dubai property, and the reasons repeat: no income tax on rent, no capital gains tax, a dirham pegged to the dollar, a seven-hour flight, and rental yields the UK stopped offering a decade ago. Since the March 2026 war the search has changed character. British searches for Dubai property fell 44 per cent between winter and summer, and the people still searching ask sharper questions: not 'how do I buy' but 'are prices falling' and 'is it better to buy in Dubai or the UK'.
The register answers the first. The median price per square foot across all residential sales was AED 1,772 in January and February and AED 1,689 over the latest three complete months, -4.7%. Sales fell by a quarter. That is a buyer's market in the communities that repriced and a steady one in those that did not.
What it costs in pounds
At roughly 0.207 pounds to the dirham, this month's median of AED 1,689 per square foot is about £350. A 700 square foot one-bedroom flat at that median registers at around AED 1,182,300, about £245,000. Studios in the cheapest districts register from about AED 300,000, about £62,000. A three-bedroom villa in an established family community runs from AED 3 million, about £621,000, upwards.
On top of the price: a 4 per cent Dubai Land Department transfer fee and AED 580 administration, agency commission of 2 per cent plus 5 per cent VAT, and a mortgage registration fee of 0.25 per cent of any loan. Budget 6.5 to 7 per cent. Rates move; the pound figures are indicative and the dirham figures are the ones on the title deed.
Buying from the UK without flying out
You can own Dubai property outright as a British citizen in the designated freehold areas, which include almost every community a UK buyer would consider. You do not need residency or a visa to buy. A power of attorney lets a representative complete for you. The UAE is not in the Apostille Convention, so the document is notarised in Britain, legalised at the UAE Embassy in London, then attested by the Ministry of Foreign Affairs in Dubai. Natalie's office handles the Dubai end and most British clients complete without a flight, though most choose to visit once.
Money moves in dirhams. UK buyers normally use a currency broker rather than their bank, and many fix a forward rate once a payment plan is agreed so a move in sterling does not change the price between instalments. Expect source-of-funds questions under UAE anti-money-laundering rules: a bank statement trail and, for company money, the accounts.
HMRC, capital gains and inheritance
Dubai charges no income tax on rent and no capital gains tax. If you are UK tax resident, HMRC taxes your worldwide income, so Dubai rent goes on your self-assessment return and a gain on sale falls within UK capital gains tax, with no UAE tax to credit against it. The UK-UAE double taxation convention has been in force since 2017 and settles which country taxes what; for a UK resident the practical answer is Britain.
Inheritance needs two documents. For UK-domiciled owners the Dubai property forms part of the worldwide estate for UK inheritance tax. In Dubai, without a registered will the courts may apply Sharia distribution to local assets, so British owners register a will with the DIFC Courts Wills Service at purchase. A UK accountant and the DIFC will cost less than either problem.
Visas, if you want one
Property worth AED 2,000,000 or more, about £414,000, qualifies for the ten-year Golden Visa; off-plan from an approved developer and mortgaged property from an approved local bank both count. From AED 750,000, about £155,000, the two-year investor visa applies. Neither is required to buy, and many British owners never take one. Both allow you to sponsor family.
Where British buyers are looking
Searches tell one story and the register another. British attention held best this year in the established value communities, Dubailand, Mirdif, Sports City and Emaar Beachfront, while searches for the Marina, the Palm and Downtown fell together. On the register, Dubai Marina barely moved (-3.7%, AED 2,215 per square foot, about £460), Jumeirah Village Circle stayed the busiest resale market (779 sales a month, -4.3%), and the two districts that repriced most were the Palm (-16.4%) and Business Bay (-20.4%).
The British community lives across the beachfront and the family suburbs: Marina and JBR, the Palm, Arabian Ranches, the Springs, Meadows and Lakes, Dubai Hills, and increasingly JVC and Dubai South for value.

Questions British buyers ask
Can I buy a property in Dubai from the UK?
Yes. British citizens can own freehold in Dubai's designated areas, need no visa or residency to buy, and can complete by power of attorney without travelling.
Is it better to buy property in Dubai or the UK?
For yield and tax at the point of ownership, Dubai: no income tax on rent, no capital gains tax, gross yields of 5 to 8 per cent. For stability of law and a market you can read from home, the UK. Most British buyers who come to Dubai keep a UK home and buy here for income or a second base.
What are the property taxes in Dubai?
There is no annual property tax. You pay a 4 per cent transfer fee once, annual service charges set per building, and a 5 per cent housing fee on rent billed through the utility account to whoever lives there.
Do I pay UK tax on a Dubai rental?
If you are UK tax resident, yes: declare it on self-assessment. There is no UAE tax to offset. Non-resident Britons living in the UAE are outside UK income tax on foreign income.
Can I get a UK mortgage on a Dubai property?
Not usually. UAE banks lend to non-residents at 50 to 60 per cent loan-to-value against proof of UK income; the alternative is a developer payment plan on off-plan.
