Why Americans are looking at Dubai

American searches for Dubai real estate halved between winter and summer 2026, and the question changed: searches for 'is Dubai real estate crashing' nearly tripled while 'buying a home in Dubai' fell. The register gives the plain answer. The median price per square foot across all residential sales was AED 1,772 before the war and AED 1,689 over the latest three complete months, -4.7%. Sales fell about a quarter. A correction after three strong years, not a crash, and an uneven one.

What draws Americans is simple: no property tax, no income tax on rent, no capital gains tax, a currency pegged to the dollar so there is no exchange risk, and full freehold title in your own name. What they underestimate is that the IRS still wants its share, and that Dubai is a developer-led market where the brochure price and the registered price are different things.

What it costs in dollars

The dirham is pegged at AED 3.6725 to the dollar, so prices translate exactly. This month's median of AED 1,689 per square foot is $460. A 700 square foot one-bedroom at the median registers at about AED 1,182,300, $322,000. The cheapest registered studios are around AED 300,000, $82,000, in districts like International City (median AED 681 per square foot). Nothing habitable costs $50,000, whatever the forum thread says.

Closing costs: a 4 per cent Land Department transfer fee plus AED 580, agency commission of 2 per cent plus 5 per cent VAT, and 0.25 per cent mortgage registration on any loan. Budget 6.5 to 7 per cent. There are no annual property taxes; there are annual service charges per square foot set by each building.

Buying from the US without flying out

US citizens can own Dubai property freehold in the designated areas with a title deed in their own name; no residency or visa is required. A power of attorney lets a representative complete. The UAE is not a Hague Apostille country, so the document is notarized in the US, authenticated by the State Department, legalized by the UAE Embassy in Washington, then attested in Dubai. Natalie's office runs the Dubai side.

Many Americans pay cash; 61 per cent of second-quarter 2026 Dubai deals were cash. UAE banks lend to non-residents at 50 to 60 per cent loan-to-value against proof of US income, and off-plan mortgages are capped at 50 per cent. Wire transfers go to a RERA escrow account for off-plan or against a manager's cheque at transfer for resale. Expect source-of-funds questions.

The IRS, FBAR and FATCA

There is no comprehensive income tax treaty between the United States and the UAE, so the US rules apply in full. US citizens and residents are taxed on worldwide income: Dubai rent is reported on Schedule E with expenses and depreciation (foreign residential property depreciates on a longer schedule than domestic), and a gain on sale is a capital gain. The foreign tax credit is irrelevant because the UAE charges nothing.

The property itself is not a reportable foreign financial account, but the UAE bank account you open to buy or to collect rent is: FBAR applies if your foreign accounts exceed $10,000 at any point in the year, and FATCA Form 8938 may apply above its thresholds. For inheritance, Dubai courts may apply Sharia distribution to local assets without a registered will; American owners register one with the DIFC Courts Wills Service at purchase. A cross-border CPA is cheaper than the penalties.

Visas, if you want one

Property worth AED 2,000,000 or more, $545,000, qualifies for the ten-year Golden Visa, including off-plan from an approved developer and mortgaged property from an approved bank. From AED 750,000, $204,000, the two-year investor visa applies. Neither is needed to buy; both let you sponsor family and spend as long in Dubai as you like.

Where American buyers moved this year

The search data shows American attention moving from the trophy districts to value. US searches for Business Bay rose 36 per cent, Dubai Silicon Oasis 35 per cent, Damac Hills 33 per cent and International City 53 per cent, while searches for the Palm and the Marina halved. The register agrees with the instinct: Business Bay's median fell -20.4% to AED 2,097 per square foot, the biggest repricing of any central district, while Dubai Marina held at -3.7%. Developer searches from the US rose two and a half times, which means more Americans are buying off brochures; the index table on this site is the corrective.

Questions American buyers ask

Can a US citizen buy property in Dubai?

Yes, with full freehold ownership in the designated areas, no residency required, and completion by power of attorney from the US.

Does Dubai have property taxes?

No annual property tax, no income tax on rent, no capital gains tax. You pay a 4 per cent transfer fee once and annual service charges; tenants pay a 5 per cent housing fee through the utility account.

Is Dubai real estate crashing?

No. The registered median is down 4.7 per cent since the war and sales about a quarter. A correction, uneven by community: Business Bay and the Palm repriced, the Marina and JVC held.

Can I get a mortgage in Dubai as an American?

Non-residents can borrow 50 to 60 per cent from a few UAE banks against US income. Off-plan mortgages are capped at 50 per cent. Many Americans use developer payment plans instead.

What do I have to report to the IRS?

Rental income and gains, as for any property; the UAE bank account on FBAR if foreign accounts exceed $10,000; possibly Form 8938. There is no US-UAE tax treaty.
