Americans trade the Palm for Business Bay
US searches for Dubai property fell less than British ones, and they moved. Business Bay, Silicon Oasis, Damac Hills and International City rose by a third or more while the Palm and the Marina halved.
American interest in Dubai property fell later and less than British interest after the March war: US searches held through April and May and stepped down in June, to 55 per cent of their winter level. What makes the American market different is not the size of the fall but where the remaining buyers are looking.
Among US searches for property in named Dubai districts, Business Bay rose 36 per cent between the winter and the summer, Dubai Silicon Oasis 35 per cent, Damac Hills 33 per cent and International City, the cheapest district in the city, 53 per cent. Over the same months searches for Palm Jumeirah fell 43 per cent, Dubai Marina 50 per cent, Downtown 46 per cent and Dubai Hills 44 per cent. A value buyer is replacing a trophy buyer.
Two other American signals point the same way. Searches for Dubai developers by name went from 115 a month to 417, and searches for Damac rose 76 per cent, while everything else fell. And the crash questions nearly doubled: "is dubai real estate crashing", "dubai property bubble", "property crash dubai" ran at 194 per cent of their winter level. This is a buyer doing homework before a decision, comparing developers and checking the downside, not a buyer who has gone away.
What Americans ask
- Can US citizens invest in Dubai? Yes, with full freehold ownership in designated areas.
- Does Dubai have property taxes? No annual property tax; a 4% transfer fee on purchase and the usual service charges.
- Is Dubai real estate crashing? Prices fell 3.8% in Q1 and 4% in Q2 2026 on independent valuations; the median registered price per square foot is down 4.7% since February.
- Who are the top developers in Dubai? The searches say Emaar, Damac, Sobha, Danube and Binghatti, in that order of attention.
Where this leaves a buyer from the United States
The Land Department data supports the shift. Business Bay's median price per square foot fell 20 per cent between January and September while its sales volume halved; the Palm's median fell 16 per cent. International City, at a median of AED 681 per square foot, barely moved. For a yield-minded American buyer the districts that gained attention are the ones where the numbers now work, and the ones that lost it are where the premium is being repriced. I write about the American market in English because there is no US-based specialist for this buyer; the pages Americans land on are a currency company, a magazine and a LinkedIn post.

Searches for Dubai property from Britain have halved since the war. Sales fell by a quarter.
Google searches for Dubai property from the UK are running at 44 per cent of their winter level. Land Department registrations are down 25 per cent and the median price per square foot 4.7 per cent. The gap between the two is the story.
British buyers stopped asking how to buy and started asking whether prices are falling
UK searches for "how do I buy" fell to a third of their winter level. Searches for Dubai property prices went up 144 per cent, property news doubled, and "prices falling" rose four to five times.
Residents dropped the Palm and kept the suburbs
Searches made from inside the UAE held at three quarters of their winter level, far better than any foreign market. But the mix moved: Palm Jumeirah lost three quarters of residents' attention while Dubai Hills, Downtown and the family communities held.
Nobody publishes a Dubai price index written for buyers. So here is one.
Searches for a Dubai real estate index rose from almost nothing to hundreds a month in three countries after the war. The Land Department publishes every sale. This index joins the two, community by community, every month.
