Residents dropped the Palm and kept the suburbs
Searches made from inside the UAE held at three quarters of their winter level, far better than any foreign market. But the mix moved: Palm Jumeirah lost three quarters of residents' attention while Dubai Hills, Downtown and the family communities held.
Everyone measures the foreign buyer. Almost nobody measures the resident, who is the buyer most likely to be at a viewing this month. So I pulled the same search phrases for people searching from inside the United Arab Emirates, and the result is the most reassuring number in this research.
Searches for Dubai property from inside the UAE ran at 74 per cent of their winter level from June to August, against 44 per cent from Britain and 55 per cent from the United States. Investment-intent searches held at 83 per cent. And the crash searches, the clearest measure of fear, fell to 13 per cent of what they were in the winter. People who live here had the war on their doorstep, priced it in, and went back to looking.
What changed is where they look. Resident searches for property on Palm Jumeirah fell 75 per cent. Dubai Hills fell 24 per cent, Downtown 22 per cent, Dubai Silicon Oasis 21 per cent, Business Bay 23 per cent, JBR 16 per cent. Searches for Villanova, the family villa community in Dubailand, rose 38 per cent. Searches for off-plan property for sale more than doubled, and "distress deal dubai" rose 44 per cent. The resident market is hunting for a family home and a fair price, not a trophy.
The Land Department registrations tell the same story from the other side. Palm Jumeirah sales fell from 114 a month to 58 and its median price per square foot from AED 3,727 to AED 3,116. Dubai Marina lost a quarter of its volume but its median slipped only 4 per cent. Jumeirah Village Circle, the busiest resale market in the city, kept three quarters of its volume at a price almost unchanged. The suburbs and the established mid-market held; the top end repriced.
The numbers
- UAE resident searches: 74% of winter (UK 44%, US 55%)
- Resident investment-intent searches: 83% of winter
- Resident crash searches: 13% of winter
- Palm Jumeirah, resident searches: -75%; DLD sales 114 to 58 a month; median AED 3,727 to 3,116 per sq ft
- Dubai Marina, DLD: sales -26%; median AED 2,299 to 2,215 per sq ft
- Jumeirah Village Circle, DLD: sales -25%; median AED 1,474 to 1,411 per sq ft
For anyone selling a ready home in the next six months, the buyer is more likely to be a resident than a foreigner, and more likely to be looking at a community than at a postcode. For anyone buying, the premium districts are where the negotiation is.

Searches for Dubai property from Britain have halved since the war. Sales fell by a quarter.
Google searches for Dubai property from the UK are running at 44 per cent of their winter level. Land Department registrations are down 25 per cent and the median price per square foot 4.7 per cent. The gap between the two is the story.
British buyers stopped asking how to buy and started asking whether prices are falling
UK searches for "how do I buy" fell to a third of their winter level. Searches for Dubai property prices went up 144 per cent, property news doubled, and "prices falling" rose four to five times.
Americans trade the Palm for Business Bay
US searches for Dubai property fell less than British ones, and they moved. Business Bay, Silicon Oasis, Damac Hills and International City rose by a third or more while the Palm and the Marina halved.
Nobody publishes a Dubai price index written for buyers. So here is one.
Searches for a Dubai real estate index rose from almost nothing to hundreds a month in three countries after the war. The Land Department publishes every sale. This index joins the two, community by community, every month.
