Buying property in Dubai from the USA: the questions American buyers ask
What Americans type into Google about Dubai real estate, answered with the current registered prices.
American buyers say "real estate" where Britons say "property", and they ask about tax and citizenship first. They also start on Reddit, because there is no US-based specialist for this buyer. These are the answers, with prices from the Dubai Property Index.

Can US citizens buy property in Dubai?
Yes, with full ownership. Foreign nationals, Americans included, can buy freehold in Dubai's designated areas, which cover most of the communities you will have heard of, and the title deed is issued in your name by the Dubai Land Department. You do not need residency to buy, and you can complete from the United States through a notarised and attested power of attorney.
Does Dubai have property taxes?
There is no annual property tax, no income tax on rent and no capital gains tax in Dubai. The costs are transactional: a 4 per cent Land Department transfer fee and AED 580 administration fee at purchase, agency commission of 2 per cent plus 5 per cent VAT, annual service charges set per community, and a 5 per cent housing fee on the annual rent that the Dubai Municipality bills to whoever occupies the property through the utility account.
What will the IRS expect?
US citizens and residents are taxed on worldwide income, so rent from a Dubai property is reported on your US return, with depreciation and expenses as for a domestic rental, and a gain on sale is a capital gain. A UAE bank account used for the purchase or the rent may need an FBAR filing if foreign accounts exceed $10,000 at any point in the year, and FATCA reporting may apply. The property itself is not a reportable foreign financial account. This is general information; a US CPA with cross-border experience should confirm your position.
Can an American get a mortgage in Dubai?
Non-residents can borrow from a small number of UAE banks, typically at 50 to 60 per cent loan-to-value, against proof of US income, at UAE rates. UAE residents can borrow up to 80 per cent on a first home under AED 5 million under Central Bank rules. Off-plan mortgages are capped at 50 per cent. Many American buyers pay cash or use a developer payment plan instead; in the second quarter of 2026, 61 per cent of Dubai deals were cash.
Is Dubai real estate crashing?
No, and the numbers are public. On registered sales, the median price per square foot across Dubai was AED 1,689 over the latest three complete months, -4.7% against January and February 2026, and sales ran at 10,733 a month, -25%. Independent valuers put the quarterly falls at 3.8 per cent in the first quarter and 4 per cent in the second. That is a correction after three strong years, not a crash, and it is uneven: the median on Palm Jumeirah and in Business Bay fell 16 to 20 per cent while Dubai Marina, Jumeirah Village Circle and International City barely moved. The question Americans search most this year, and it deserves a straight answer by community rather than a slogan.
Is it worth buying off-plan in Dubai now?
Off-plan is 74 per cent of what registers in Dubai and it held up better than resales after the March 2026 war, with volumes down 23 per cent against 29 per cent for ready homes. The attractions are the payment plan, the new stock and the launch price; the risks are delay, a resale market that may be thin at handover, and buying off a brochure rather than off comparables. Off-plan money sits in a RERA escrow account released against construction milestones. Compare the launch price per square foot against what has registered nearby before you sign; the index table is built for that.
Who are the top developers in Dubai?
By what American buyers search for: Emaar, Damac, Sobha, Danube and Binghatti, with Nakheel, Meraas and Ellington behind them. Emaar ranks first on Google for "dubai property investment" in the United States and Britain, which tells you developers now sell directly to foreign investors. An independent comparison across developers, priced against registered sales rather than brochures, is the part of the job a broker is for.
Can I buy a house in Dubai for $50,000?
Not a house, and not a flat either at that price. The cheapest registered studios are around AED 300,000, about $82,000, in districts such as International City, where the median registered price is AED 681 per sq ft (-4.2% since February, 101 sales a month). A one-bedroom apartment in a mid-market community registers at roughly AED 1.2 million, about $330,000. Fractional platforms sell shares of a property from a few hundred dollars, which is a different product with its own rules.
What is the Stake app?
Stake is a Dubai fractional-ownership platform, regulated in the DIFC, that sells shares in individual rental properties from a few hundred dirhams and pays out a share of the rent. It ranks first on Google for "invest in Dubai property" in the UK and for "Dubai real estate investment" in the US, so many first-time investors meet Dubai through it. It is a way to own a slice of one apartment's income, not a way to own a home or to hold a title deed in your name.
Where are Americans buying?
Attention moved this year. US searches for Business Bay rose 36 per cent, Dubai Silicon Oasis 35 per cent, Damac Hills 33 per cent and International City 53 per cent, while searches for the Palm and the Marina halved. Current registered medians: Business Bay AED 2,097 per sq ft (-20.4% since February, 305 sales a month); Dubai Marina AED 2,215 per sq ft (-3.7% since February, 181 sales a month); Damac Hills AED 1,798 per sq ft (+12.5% since February, 149 sales a month).
