Best areas to invest in Dubai in 2026: what the registered sales say
Reddit ranks first on Google for this question. Here is the answer from the Land Department's own register instead.
"Best areas to invest in Dubai" is one of the most searched questions in every market, and the top result in Britain and America is a forum thread, because no commercial site answers it against the data. This page does: each community's registered sales and median price per square foot now against January and February, from the Dubai Property Index, with what that means for a buyer.
What makes an area a good investment in Dubai?
Three things the register can measure: resale volume that holds when the market turns, a price per square foot that did not need the boom to justify it, and a supply pipeline that will not bury the resale market at handover. Yield matters too; the next edition of the index adds registered rents by community. What the register cannot measure is the view from the balcony, which is where most people start.
Which areas held their value best this year?
Dubai Marina AED 2,215 per sq ft (-3.7% since February, 181 sales a month). Jumeirah Village Circle AED 1,411 per sq ft (-4.3% since February, 779 sales a month), the busiest resale market in the city. International City AED 681 per sq ft (-4.2% since February, 101 sales a month). Dubai Creek Harbour AED 2,534 per sq ft (-1.7% since February, 251 sales a month). Arjan and Al Furjan were almost unchanged on price. These are the communities where the buyer who stayed in 2026 kept buying.
Which areas repriced?
Palm Jumeirah AED 3,116 per sq ft (-16.4% since February, 58 sales a month). Business Bay AED 2,097 per sq ft (-20.4% since February, 305 sales a month). Downtown Dubai AED 2,584 per sq ft (-11.0% since February, 148 sales a month). Town Square AED 1,382 per sq ft (-11.3% since February, 113 sales a month). The trophy districts and the most launch-heavy districts moved most. For a buyer that is where the negotiation is; for a seller it is where patience is needed.
Is Dubai Hills Estate a good investment?
Dubai Hills is the community foreign buyers searched for most after the Marina and the Palm, and resident searches for it held better than almost anywhere. Its registered volume fell sharply this year because the big off-plan launches of early 2026 registered in January and February and nothing comparable launched since, while its median price barely moved: AED 2,414 per sq ft (-3.3% since February, 54 sales a month). Read the volume fall as launch timing, not as buyers leaving.
Is Business Bay a good investment?
Business Bay is the district American buyers moved towards this year, with searches up 36 per cent, and the district whose registered median fell most, AED 2,097 per sq ft (-20.4% since February, 305 sales a month). Those two facts fit: value buyers go where the premium has come out. It is dense, central and launch-heavy, so pick the building and the floor rather than the district.
Is Jumeirah Village Circle a good investment?
JVC is the largest resale market in Dubai by number of sales and it kept three quarters of its volume through the war at a price almost unchanged, AED 1,411 per sq ft (-4.3% since February, 779 sales a month). It is the mid-market benchmark: when JVC moves, the city has moved. The risk is the same density that makes it liquid; choose for the building's management and service charges.
What about Dubai South, Dubai Islands and the new districts?
Dubai South registered more than 1,701 sales a month over the latest three months, almost all off-plan around Expo City and the airport, at AED 1,704 per sq ft (+14.3% since February, 1,701 sales a month). Dubai Islands registered 536 a month in January and February on its launches and 116 since, at AED 2,449 per sq ft (-12.3% since February, 116 sales a month). These are launch markets: the price is set by the developer and the test comes at handover. Natalie's own focus is Dubai Islands, Dubai South and Expo City, and the honest advice is to buy there for the plan and the location, with eyes open about the supply arriving alongside you.
Where is the best rental yield in Dubai?
Gross yields quoted by the portals run from around 5 per cent in the prime districts to 8 per cent or more in the value districts such as International City, Silicon Oasis, Sports City and JVC, before service charges and voids. Those are asking-rent figures. The next edition of the index adds registered rents from the Land Department's Ejari contracts, which will give a yield by community from actual leases against actual sales.
