Buying property in Dubai from the UK: the questions British buyers ask

The questions British buyers type into Google about Dubai property, answered plainly, with the current prices from the Dubai Land Department.

British buyers are the largest foreign group searching for Dubai property and they ask the practical questions: can I buy from the UK, in pounds, with a mortgage, what will the taxman say, and is now the moment. These are the answers I give in a first conversation, written down. Prices quoted are medians of registered sales from the Dubai Property Index, updated weekly.

Can I buy property in Dubai from the UK?

Yes. British citizens, like all foreign nationals, can own property outright in Dubai's designated freehold areas, which include Dubai Marina, Downtown, Palm Jumeirah, Dubai Hills, Jumeirah Village Circle, Business Bay and most of the communities foreign buyers search for. You do not need a UAE visa or residency to buy, and you do not need to be in Dubai to complete: a power of attorney notarised in the UK and attested for the UAE lets a representative sign for you, and many purchases complete with the buyer never leaving Britain.

Can I pay in pounds?

Dubai property is priced and registered in UAE dirhams, which are pegged to the US dollar at AED 3.6725. You pay in dirhams; the pounds-to-dirhams rate is therefore the pound-dollar rate. Most UK buyers use a currency broker rather than their bank for the transfer, and some fix a forward rate once a payment plan is agreed so that a move in sterling does not change the price of the property between instalments.

How much does it cost to buy, on top of the price?

The Dubai Land Department charges a transfer fee of 4 per cent of the price plus an administration fee of AED 580 for a unit, paid at registration. Agency commission is customarily 2 per cent plus 5 per cent VAT. If you take a mortgage there is a registration fee of 0.25 per cent of the loan. Off-plan purchases pay the same 4 per cent at the initial registration. Budget around 6.5 to 7 per cent of the price for a ready home bought with an agent, and more if you finance.

Can I get a mortgage in Dubai as a UK resident?

Yes, though on tighter terms than a resident. UAE Central Bank rules allow expatriate residents up to 80 per cent loan-to-value on a first home under AED 5 million; non-residents are offered less by the banks that lend to them, typically 50 to 60 per cent, at UAE rates, with proof of UK income. Off-plan mortgages are capped at 50 per cent. Natalie arranges finance through banking partners when it suits the purchase, and it is worth agreeing in principle before you commit to a unit.

Do I pay UK tax on rent from a Dubai property?

If you are UK tax resident, yes. The UAE charges no income tax on rent and no capital gains tax on sale, but HMRC taxes UK residents on worldwide income, so Dubai rent is declared on your self-assessment return, and a gain on sale falls within UK capital gains tax. There is no UAE tax to credit against it. Non-resident Britons living in the UAE are outside UK income tax on foreign income. This is general information; a UK accountant should confirm your position before you buy.

Can I get a Golden Visa by buying property?

Yes. Property worth AED 2,000,000 or more, registered in your name, qualifies for a ten-year Golden Visa; off-plan from an approved developer and mortgaged property from an approved local bank both count. The Dubai Land Department lists total fees of AED 9,884.75 for the ten-year permit. A smaller purchase of AED 750,000 or more qualifies for a two-year property investor visa. The full route is on the Golden Visa page.

Is Dubai property a good investment right now, and are prices falling?

On registered sales, the median price per square foot across Dubai was AED 1,689 over the latest three complete months, -4.7% against January and February 2026, and sales ran at 10,733 a month, -25%. Independent valuers put the quarterly falls at 3.8 per cent in the first quarter and 4 per cent in the second. Prices have slipped modestly and unevenly: villas more than flats, the trophy districts more than the suburbs. Sales fell further than prices, and the buyers who stayed are disproportionately cash and off-plan. Whether that is a good moment depends on the community and the stage you are considering, which is why the index is published by community rather than as one number.

How much money do I need to invest in Dubai property?

At the current median of AED 1,689 per square foot, a 700 square foot one-bedroom apartment in a mid-market community registers at roughly AED 1.2 million, around £240,000, before fees. Studios in the cheapest districts register from about AED 300,000. Off-plan payment plans spread the price over construction, commonly 60 or 80 per cent during the build and the balance at or after handover, so the cash needed on day one can be 10 to 20 per cent of the price plus the 4 per cent fee.

What happens after a 99-year lease in Dubai?

Only a few areas are sold leasehold. In the designated freehold areas foreigners own the property and the land it stands on in perpetuity, with a title deed from the Land Department, and nothing expires. A 99-year leasehold, found in some older or non-designated areas, reverts to the freeholder at the end of the term unless renewed. Check the title type before you commit; the Land Department deed states it.

Where do most British buyers live in Dubai?

The British community is spread across the beachfront and the family suburbs: Dubai Marina and JBR, Palm Jumeirah, Arabian Ranches, the Springs, Meadows and Lakes, Dubai Hills, and increasingly Jumeirah Village Circle and Dubai South for value. In the search data, UK buyers' attention held best this year in the established value communities: Dubailand, Mirdif, Sports City and Emaar Beachfront, while searches for Marina, Palm and Downtown fell together.

Are the Dubai property shows in London worth going to?

They are developer sales events, useful for seeing many launches in a day, less useful for comparing them against what has actually sold. Go with the index numbers for the communities you are considering, and treat a show price as an opening position.
