Abu Dhabi is four per cent of Dubai for foreign buyers, and the one question with its own audience is "Abu Dhabi or Dubai"
UK searches for Abu Dhabi property are 4 per cent of the Dubai total and US searches 2 per cent. Investment-intent searches are under 1 per cent. Aldar's own name outsearches every investment phrase combined.
I measured Abu Dhabi the same day and the same way as Dubai so that the two compare directly. For every foreign buyer I looked at, Abu Dhabi is a small fraction of Dubai: all UK searches for Abu Dhabi property together are 4 per cent of the UK's Dubai searches, and US searches are 2 per cent. The investment-intent phrases are under 1 per cent in both countries. "Abu Dhabi property investment" is searched 20 times a month in Britain and 10 in America. In Czech, Google reports nothing at all, in either the English spelling or the Czech Abú Zabí.
Abu Dhabi suffered the same March break as Dubai and has recovered no faster: UK searches are at 45 per cent of their winter level and US searches at 61 per cent. What demand there is has three shapes. Generic "for sale" searches that the portals own. The developer Aldar's own name, searched 590 times a month in Britain and 260 in the United States, more than every investment phrase combined. And the islands where foreigners may buy: Saadiyat, Yas and Reem carry the area searches, and "where can foreigners buy property in Abu Dhabi" is a suggested search in its own right.
The numbers
- UK Abu Dhabi property searches: about 24,000 a month over the year, 4% of the Dubai total
- US: about 15,500 a month, 2% of the Dubai total
- Investment-intent searches: under 1% of Dubai's in both countries
- "aldar properties": 590 searches a month in the UK, 260 in the US
- Czech-language searches: none reported, 35 phrases tried
- Abu Dhabi H1 2026 (ADREC): AED 86.1 billion of sales across 16,838 transactions
The question that has an audience
The one Abu Dhabi search with a real following is the comparison: "Abu Dhabi vs Dubai property investment", "is it cheaper to live in Dubai or Abu Dhabi", "Abu Dhabi vs Dubai for rental income". It is answered today by one thin comparison site, a Reddit thread and a brokerage blog. Americans also ask about the two-year and three-year investor visas, which matter more in Abu Dhabi than the golden visa does.
So Abu Dhabi is best sold inside the Dubai conversation rather than as a separate market: the comparison by community, yield and entry price; the designated zones; the investor visas; and Aldar's launches, which are what the island searches are really about. The Abu Dhabi Real Estate Centre reported AED 86.1 billion of sales in the first half of 2026. When transaction-level data for Abu Dhabi becomes available, a price series will join the index.

Searches for Dubai property from Britain have halved since the war. Sales fell by a quarter.
Google searches for Dubai property from the UK are running at 44 per cent of their winter level. Land Department registrations are down 25 per cent and the median price per square foot 4.7 per cent. The gap between the two is the story.
British buyers stopped asking how to buy and started asking whether prices are falling
UK searches for "how do I buy" fell to a third of their winter level. Searches for Dubai property prices went up 144 per cent, property news doubled, and "prices falling" rose four to five times.
Americans trade the Palm for Business Bay
US searches for Dubai property fell less than British ones, and they moved. Business Bay, Silicon Oasis, Damac Hills and International City rose by a third or more while the Palm and the Marina halved.
Residents dropped the Palm and kept the suburbs
Searches made from inside the UAE held at three quarters of their winter level, far better than any foreign market. But the mix moved: Palm Jumeirah lost three quarters of residents' attention while Dubai Hills, Downtown and the family communities held.
