What Janu Dubai is

Janu is the second brand of Aman Group, launched in 2020 as a more social, city-centred sister to Aman; Janu Tokyo opened in 2024 and Janu Dubai is the brand's first residences in the Middle East. H&H, the Dubai developer behind Eden House and the Jumeirah Marsa Al Arab residences, is building it with Aman as partner, and Herzog & de Meuron, the Swiss practice behind Tate Modern and the Beijing stadium, designed the tower: a sculptural, stone-textured form with a pedestrian, planted ground level that the developer calls rare for a high-rise in the UAE.

The building mixes a 150-room hotel, 57 residences, a private Janu members' club, premium offices and a ground-floor souk on a 1.3 million square foot plot at the eastern edge of DIFC, twenty minutes from Dubai International Airport.

Who it is for

A branded residence in the financial centre is bought for three reasons: to live in a hotel-serviced home a lift ride from the office, to hold a scarce asset whose brand carries resale value abroad, or to let it at the top of the DIFC market. It is not a yield play against the register's medians. At fifty-seven units it is also scarce in a way most Dubai launches are not: the whole residential stock is smaller than one floor of a typical JVC tower.

The buyers Natalie expects to see: DIFC bankers and lawyers who already rent nearby, Gulf and European families who know Aman, and collectors of branded addresses who hold Bulgari, Six Senses or Baccarat elsewhere in the city.

Natalie's view

Three things to weigh. First, the premium: DIFC homes registered at a median of AED 3,178 per square foot this year and the best branded building already selling in the district, Jumeirah Residences at Emirates Towers, at AED 5,536. Janu will price above both, in the city's ultra-prime band where Six Senses, Baccarat and Dorchester register between AED 5,700 and 6,600 and Aman Residences in Jumeirah above AED 11,000. Pay that premium knowingly, for the brand, the architect and the hotel, not for the postcode alone.

Second, the timing: handover is reported for 2027 and not yet confirmed; an off-plan payment plan on a branded tower is protected by the RERA escrow rules like any other, but the value of a branded home is only proven at handover, when the hotel opens. Third, the running cost: branded residences carry service charges well above the DIFC norm because the hotel's staff and amenities are shared. Ask for the estimate in writing before you reserve. With those three answered, it is the most considered building to come to DIFC in years.

Pricing and payment

Prices are on application from the developer. Third-party listings quote from about AED 17 million for a two-bedroom; Natalie will confirm the current release, the price list and the payment plan before you rely on any figure.

Questions about Janu Dubai

Where exactly is Janu Dubai?

In Za'abeel Second at the eastern edge of DIFC, at the junction of Al Mustaqbal Street and 17th Street, with views to Burj Khalifa and Zabeel Palace. Dubai International Airport is about twenty minutes away.

Who is the developer, and what is Aman's role?

H&H Development is the developer; Aman Group is its partner and Janu is Aman's brand, so the hotel, club and spa will be operated under Janu. Herzog & de Meuron designed the building.

How many residences are there and what sizes?

Fifty-seven: thirty two-bedroom, eighteen three-bedroom, seven four-bedroom, one five-bedroom and a triplex penthouse of 11,323 square feet with its own garage.

When is handover?

Listings report 2027. The developer has not published a date; Natalie will give you the construction status at the time you enquire.

What does it cost?

On application. Brokers quote from about AED 17 million for a two-bedroom, which has not been verified against a developer price list. For context, DIFC homes registered at a median of AED 3,178 per square foot this year and the district's best branded building at AED 5,536.

Can foreigners buy in DIFC?

Yes. DIFC is a designated freehold area; foreign buyers take full title in their own name, no residency needed, and property of AED 2,000,000 or more qualifies for the ten-year Golden Visa.
